Maintenance & Tenant Responsibility Guidelines
At Weichert-SPM, we believe in fair and efficient treatment for all tenants when it comes to property maintenance and repairs. To help our maintenance team serve you quickly and effectively, please provide detailed information when submitting a request must email to missy@weichertspm.com
Minor Maintenance Responsibilities
After 60 days of occupancy, tenants are responsible for routine repairs costing under $150.
Examples include (but are not limited to):
- Leaky faucets or sinks
- Clogged toilets
- Cracked or broken window glass
What to Include in a Maintenance Request
To ensure a prompt response, please provide:
- A description of the issue
- The date the problem began
- Any steps you’ve taken to troubleshoot it
- What happened when you tried to resolve it
When to Contact Our Office
Please reach out if:
- You do not receive a call-back
- Maintenance misses the scheduled appointment
- The technician did not complete the repair
Important: If a tenant is unavailable at the scheduled maintenance appointment, a $75 no-show fee will be charged and must be paid before further service is scheduled.
When Charges Apply to Tenants
Tenants may be billed if:
- The issue results from negligence
- The repair qualifies as minor maintenance and falls below the cost threshold
