Maintenance Request FAQ

We respond to maintenance requests within 2 business days. If you haven’t heard back within 3 days, please contact our office to follow up.

A: After 60 days of occupancy, tenants are responsible for minor repairs under $150. Examples include:

  • Leaky faucets
  • Clogged toilets
  • Cracked or broken glass
  • Blown fuses or tripped breakers
  • Replacing light bulbs and air filters

To help us respond quickly, please provide:

  • A clear description of the issue
  • The date it started
  • Any steps you’ve taken to fix it
  • What happened when you tried

A $75 no-show fee will be charged and must be paid before a technician can return..

You may be billed if:

  • The issue is due to negligence (e.g., not changing air filters)
  • The repair qualifies as minor maintenance under the cost threshold

Emergencies include:

  • No heat and temperatures below 50°F
  • Roof leaks from storm damage
  • Free-flowing water from a burst pipe
  • Blown (not tripped) electrical breakers

Online Payment FAQs

Use our secure payment portal powered by ZEGO / PayLease. You can pay via credit card or ACH (electronic check). Visit the payment page to set up your account.

Online payments take 3 business days to process. To avoid late fees, submit your payment around the 1st of the month.

Rent is due on the 1st and considered late after 9:00 AM on the 6th.

Yes. You can drop off payments at our office between 10 AM – 4 PM, Monday–Friday. Keep your check stubs or money order receipts as proof.
