Qualification Questions

Your take-home income must be verifiable and at least 3 times the monthly rent. Stable employment and reliable income are key factors in the approval process.


You should have at least 2 years of good rental history, including timely payments, no property damage, and no prior evictions. If you lack rental history, strong credit and income may still qualify you.

Yes. Weichert SPM considers applicants with past financial challenges if they now have reliable income, positive credit factors, and stable housing plans. Additional documentation may be requested.

No up-front application fee is required to begin processing. Weichert SPM works to keep the qualifying process affordable for applicants

Payment Questions

Rent is due on the 1st of each month. There’s a 5-day grace period, but any rent collected after 9:00 AM on the 6th is considered late.

A 10% late fee is added to your rent. For example, if your rent is $725, the late fee would be $72.50 — making your total due $797.50.

Your lease is turned over to the eviction attorney at 9:00 AM on the 10th, and a minimum $400 attorney fee is added to your balance. To stop eviction, you must pay all past-due rent and receive owner approval.

Before the 6th, you may pay online or by personal check, money order, or cashier’s check. After 9:00 AM on the 6th, only money orders or cashier’s checks are accepted.
