Weichert-SPM promotes fair treatment toward our tenants for home maintenance or repairs. We want to provide our maintenance team with as much information about the situation as possible. This will save both time and money.

Weichert-SPM promotes fair treatment toward our tenants for home maintenance or repairs. We want to provide our maintenance team as much information about the situation as possible. This will save both time and money.

For speedy request, please provide the following information:

  • Remember that after 60 days, minor maintenance (under $150) is under tenant responsibility
    • Examples of minor maintenance include (but are not limited to) leaking sinks, stopped-up toilets, broken or cracked glass, blown fuses, tripped breakers, and so on.
  • When calling in a maintenance request:
    • Be as detailed as possible and make sure to give the date the problem occurred.
    • Detail what is going on or what you have experienced with this problem
    • Have you tried to fix the problem? What did you do? What happened?

Contact our office if:

  • you do not receive a call-back
  • maintenance did not show up for your appointment
  • maintenance did not complete the work

NOTE: A tenant no-show appointment will result in a $75.00 no-show fee. The fee must be paid to the office before maintenance will be sent back to make the repair.

Tenant will be charged for the repair if:

  • the maintenance problem is due to negligence
  • the request is minor and for the minimum amount

We care about maintaining your home and will work as quickly as possible to resolve the situation. It is important that you call our office if you do not receive a callback within three (3) days, maintenance did not show up for the appointment, or they did not complete the work.

Payment Policies

We have a very strict payment policy. Please go to the payment options tab and read through the different options and how they work.

  • You may be required to pay a deposit or more upfront rent, depending on your circumstances.
  • Rent is due on the 1st of each month. There is a 5-day grace period before your rent is considered late. ANY RENT COLLECTED AFTER 9:00 AM ON THE 6TH IS CONSIDERED LATE, NO EXCEPTIONS.
  • If your rent is late, a late fee of 10% of your rent will be charged to your account. For example, the late fee for a tenant who pays $725 rent would be $72.50. Therefore, the total amount of rent owed would be $797.50.
  • You may pay your rent by personal check, money order, or cashier’s check.
  • After 9 a.m. on the 6th, we do not accept personal checks; we will ONLY accept money orders or cashier’s checks.
  • Your lease is turned over to the eviction attorney at 9 a.m. on the 10th, and a minimum attorney fee of $400.00 is added to your balance.
  • The ONLY way to stop an eviction once it starts is to 1) pay all past-due rent and dues and 2) receive approval from the property owner.
